Mesa runs the full range from concrete block ranch homes built in the 1950s and 60s to sprawling master-planned communities finished in the last fifteen years, so stucco work here has to account for two very different eras of substrate and two different sets of texture expectations. The valley's caliche-heavy soil and the swing from chilly overnight lows in January to well over 110 degrees by July put real stress on any finish coat that was not cured correctly the first time.

Gilbert went from farm town to one of the fastest-growing suburbs in the Valley in about two decades, so most of the stucco stock here is wood-frame construction from the 1990s onward rather than the older block housing found closer to Phoenix. That newer build-out leans heavily on one-coat and synthetic systems over foam board, which handles our monsoon wind-driven rain differently than a traditional three-coat wall does.

Chandler mixes older 1980s and 90s tract housing on the north side of town with newer lake-community construction built around Ocotillo's man-made waterways, so a crew here needs to be comfortable matching both eras of texture on the same job. The higher water table and irrigated landscaping near the lakes also means we pay closer attention to weep screed height and drainage than we would on a typical dry-lot property.

Tempe's housing stock skews older than most of the East Valley, with single-story block ranch homes from the 1950s through the 70s clustered near Papago Park and Arizona State University, plus a wave of denser infill and multifamily stucco construction closer to downtown. That mix means we see everything from decades-old sand finish that has already been re-coated more than once to brand new synthetic stucco on newer buildings.

Scottsdale covers more architectural ground than almost anywhere else we work, from mid-century modern homes in Old Town finished in smooth troweled stucco to large custom builds near the McDowell Sonoran Preserve with heavy foam trim and Santa Fe or Mission-style detailing. Intense, near-constant sun exposure on the open desert lots to the north fades color faster here than almost anywhere else in the Valley, which shapes how we spec a finish coat.

Queen Creek is one of the newest build-outs in the Valley, so nearly everything we touch here is wood-frame construction from the last fifteen years using one-coat or synthetic stucco over foam board rather than traditional three-coat cement plaster. Larger lots and a fair number of equestrian properties mean more linear footage of wall and perimeter fencing to detail than a typical subdivision lot closer to the urban core.
