Traditional hard coat stucco is a system, not a coating. Each layer does a job the next one depends on, which is why the sequence and the cure time matter more than the speed.
Weather barrier lapped correctly, weep screed set at the right height, casing bead at every opening, then metal lath fastened to the framing. Inspection happens here, before anything is covered.
The first cement coat keys through the lath and gets raked horizontally so the next layer has something to grab. This is the bond the whole wall depends on.
Floated flat and true to establish the plane of the wall. Every imperfection you would see in the finish gets fixed at this stage, then the coat is cured, not rushed.
Color and texture, applied continuously across each elevation so there is no lap line. You approve the texture sample on your own wall before we mix a single batch.

Chandler mixes older 1980s and 90s tract housing on the north side of town with newer lake-community construction built around Ocotillo's man-made waterways, so a crew here needs to be comfortable matching both eras of texture on the same job. The higher water table and irrigated landscaping near the lakes also means we pay closer attention to weep screed height and drainage than we would on a typical dry-lot property.
Tempe's housing stock skews older than most of the East Valley, with single-story block ranch homes from the 1950s through the 70s clustered near Papago Park and Arizona State University, plus a wave of denser infill and multifamily stucco construction closer to downtown. That mix means we see everything from decades-old sand finish that has already been re-coated more than once to brand new synthetic stucco on newer buildings.
Scottsdale covers more architectural ground than almost anywhere else we work, from mid-century modern homes in Old Town finished in smooth troweled stucco to large custom builds near the McDowell Sonoran Preserve with heavy foam trim and Santa Fe or Mission-style detailing. Intense, near-constant sun exposure on the open desert lots to the north fades color faster here than almost anywhere else in the Valley, which shapes how we spec a finish coat.
Queen Creek is one of the newest build-outs in the Valley, so nearly everything we touch here is wood-frame construction from the last fifteen years using one-coat or synthetic stucco over foam board rather than traditional three-coat cement plaster. Larger lots and a fair number of equestrian properties mean more linear footage of wall and perimeter fencing to detail than a typical subdivision lot closer to the urban core.

Traditional stucco is cement plaster applied in three coats over metal lath, hard, heavy and impact resistant. EIFS is rigid foam board with a mesh base coat and a flexible acrylic finish, better insulating value, lighter, and much more dependent on getting the flashing details right.
Cement plaster cures with moisture rather than by drying out, so our low humidity, summer heat and the wind-driven rain that shows up during monsoon season all factor into scheduling. We work most of the year and plan the finish coat around the actual forecast instead of pushing it into bad conditions.
