Color on stucco can be handled three different ways, and they are not interchangeable, whatever a paint store clerk tells you. Integral color is mixed directly into the finish coat and runs all the way through it. A fog coat is a thin cement slurry that refreshes color without adding any texture. Paint is simply a film sitting on the surface. Each has a place, and picking the wrong one on a PLACEHOLDER City exterior tends to end in peeling within a few seasons of Arizona sun.

We prep the same careful way no matter which route you choose: wash the wall, let it dry fully in our low humidity, repair any cracks, and check for chalking before anything new gets applied on top.

Fog coating an aging stucco wall

A fog coat is cement, pigment and water sprayed thin over an existing cement finish. It restores faded color, evens out old patch marks, and leaves the original texture completely intact. It is breathable, it will not peel because it becomes part of the wall rather than sitting on top of it, and it is the least expensive way to make an older elevation look freshly maintained. It only works over cement-based stucco, though, not over a wall that has already been painted.

When paint or elastomeric coating makes more sense

If a wall has already been painted, you are already inside a paint maintenance cycle, and the practical move is usually to stay in it with a quality masonry coating rather than fight it. Elastomeric coatings bridge hairline cracks and add a waterproofing layer, which is useful on walls with widespread fine cracking. The trade-off is breathability: on a wall with a moisture source behind it, a heavy elastomeric coat can trap vapor and blister. We check for that before ever recommending one.

  • Wash and fully dry the wall — fresh plaster needs roughly 28 days before coating
  • Repair and seal cracks so the coating is not bridging a joint that is still moving
  • Prime chalking surfaces or anything previously painted
  • Apply two coats, back-rolled into the texture rather than just sprayed over it

Choosing an exterior color that holds up outdoors

Colors read lighter across a full elevation than they do on a small paint chip, and much lighter again under direct Arizona sun. Deep, saturated tones fade faster here and show efflorescence more visibly over time. We put full sample boards up on the actual wall and look at them both morning and afternoon before anyone commits, because a color decision on an exterior is closer to a decade-long decision than a weekend project.

Common questions

If the wall has never been painted, fog coat it. It is breathable, less expensive and it will not peel. Once a wall has already been painted, staying with a quality masonry paint is usually the more practical path forward.
